Why the vote on September 28, 2025 changes everything for homeowners and tax deductions for renovations in Switzerland

Tax deductions for renovation work will end after 2028

On September 28, 2025, the Swiss people overwhelmingly approved the reform of property taxation for residential properties, which notably includes the elimination of the "rental value" for primary and secondary residences. ( www.efd.admin.ch )

Until now, every owner-occupier had to include a notional income—the rental value—in their tax return and could then deduct certain expenses such as mortgage interest or renovation work. This system, in place for several decades, is now obsolete.

This major development is accompanied by a transitional period: the new measures should come into force no earlier than January 1, 2028 .

Context & challenges

The tax on rental value was intended to balance the tax treatment of owning one's own home with that of renting it out. By abolishing this mechanism, the authorities intend to eliminate a tax distortion that forced taxpayers to declare as income rent they did not actually receive.

For property owners in Lausanne or the canton of Vaud, this means preparing for a complete overhaul of property taxation. This is a significant development, both for those planning renovations and for those embarking on interior design projects or a complete transformation of their homes.

What does this mean for you, the owner, until 2028?

As an interior design and renovation studio, we are committed to deciphering what all this means in concrete terms for you.

  • Current rules remain in effect until the new rules come into force : until 2028, tax deductions related to maintenance or renovation work remain valid.

  • Gradual reduction of the "tax window" : after the entry into force of the new provisions, owners occupying their accommodation will no longer be able to benefit from the rental value, but also in many cases from the associated deductions.

  • Impacts for investors vs. owner-occupiers : If you rent out your property, little changes for the time being. However, for owner-occupied properties, the absence of imputed income is combined with a potential loss of tax deductions. This double "boomerang" loss should be anticipated.

  • Urgent action is needed now : since the transition period runs until 2028, everything you undertake (works, quotes , site monitoring procedures) before that date can be optimized under the current regulations. After that date, conditions will be less favorable and service providers will be increasingly scarce.

How to anticipate: what you can still do to deduce today

Our experience in interior design and renovation aims to provide you with clear guidance.

  1. Start the process now : hire an interior designer, submit quotes for your renovation work, define the program and start the work before the new rules come into effect.

  2. Support improvement projects : all work related to improving or maintaining facilities may still qualify for tax deductions. It's better to start them now rather than postpone them.

  3. Optimizing space and uses : room transformation, creation of a home office, kitchen or bathroom renovation, etc. A good renovation project involves an interior designer from the initial sketch to guarantee consistency, quality and added value, which is still tax-deductible today.

  4. Planning, monitoring, and overall management : more than just a design office, our role includes site supervision, coordination of tradespeople, and turnkey delivery. This facilitates access to tax deductions since everything is documented, organized, and justified.

  5. Enhancing your property's value : a well-thought-out layout not only improves comfort but also the market value of your home. With the reform, this aspect becomes even more important: before 2028, your property can benefit from a tax incentive.
